


RE Capital secures planning consent for Albion House in Southwark, London
RE Capital is delighted to announce that we have secured planning consent from Southwark Council for significant improvements to Albion House, which was purchased in May 2021.
These improvements include an 800 sq ft rooftop extension, communal roof terrace and a ground floor courtyard. This will crystalise added value and provide an excellent outdoor amenity for occupiers, which is increasingly in demand and a key USP. In addition the planning consent covers the reception and entrance reconfiguration, as well as alterations to enhance the period features and the provision of end of journey facilities.
RE Capital submitted the full planning application within two weeks of the acquisition date, following an extensive period of design work, pre-application meetings with Southwark and stakeholder consultation during the pre-acquisition stage.
Planning approval was granted by Southwark Council within three months of making the application, as a result of careful management of the process by our team and our advisors, Gerald Eve. This ensured a smooth process with minimal objections and de-risks the overall construction and business plan timeline.
Our proposals were sensitively designed to take into account the setting of the adjacent conservation area. When implemented, the plans will not only significantly improve the function and operation of the office building, but will offer improved DDA accessibility, sustainability and wellness credentials, and enhance rental and exit values.
Designed by Hale Brown, this promises to be one of the most exciting period refurbishments in the Southwark market, offering best-in-class Grade A space for new occupiers.
Demolition and enabling works are also underway already, with the full refurbishment set to commence in September 2021. Practical Completion is on target to be achieved in Q1 2022.
